The dining area
In true Italian style, cooking and communal dining is an essential element of the open plan layout of the living area.
The dining table comfortably seats 10 people, or, if you are in an alfresco mood, take your meal outside to the table under the logge.

The Kitchen
Arguably the most important room in an Italian house, the bespoke, hand made kitchen is chic with a top quality finish (oak with locally sourced marble surfaces). Fully fitted, there is plenty of space and all of the essentials including integrated oven, fridge-freezer, gas stainless steel 5-ring stove, breakfast bar, built in dishwasher, microwave, even a bread maker for a fresh loaf every day.
There are, of course, also clothes washing and drying facilities but these are tucked out of the way in the utility room.

Bedroom 1
Bedroom 1 has a king size bed and plenty of space.
This is the only bedroom without a mezzanine bathroom, instead this room has an en suite with a bath tub (and shower attachment).
Bedroom 1 also has its own private terrace with views out over the gardens, swimming pool and Siblini mountains.

Bedroom 2
Bedroom 2 has a king size bed and a generously sized mezzanine en-suite with a walk in shower.
With windows on two sides, the views take in the village of Smerillo above the villa and the adjacent hill town of Monte San Martino.

Bedroom 3
Bedroom 3 is located at the top of the house.
This is another split level room only this time, the lower section comprises a snug lounge area with, sofas and plasma TV/DVD player. The bedroom is the mezzanine section of the room with a king size bed, en-suite toilet/shower room and Juliette balcony overlooking the mountains.
A sofa bed in the lounge area extends the potential occupancy of the Villa further to 10 people.

Bedroom4
Bedroom 4 has a king size bed and mezzanine bathroom with walk in shower.
The windows look up to the village of Smerillo on one side and look over the gardens and towards the swimming pool from the other.

The swimming pool
The Villa sits within 10 acres of land and the ample gardens are laid out with terracing, walkways, shaded and secluded seating and barbecue area.
Cool off during the sunny summer months in the swimming pool. The pool is 10 x 5 metres and of a ‘double bubble design’ with uninterrupted views of the lake and Sibillini mountains. Perfect for mucking about in the sun, or just taking the time to relax.
